Question: Are there any additional fees?
Answer: With this new approach, all fees are "a la carte". For example; lock box rental is ninety dollars for the full term of your listing agreement, creation of a color brochure thirty dollars. Many other services are available, contact us for details.

Question: What is the MLS and who owns it?
Answer: The Northern Kentucky Multiple Listing Service (NKMLS) is a corporation which is owned and controlled by the local Association of Realtors. To input listings, you must be a licensed Real Estate Agent and a member of the local Board of Realtors. The NKMLS members cooperate by showing and selling the homes listed by other members, for which they receive a commission for bringing a buyer to the seller. The commission amount offered is determined by the seller at the time of listing. Typically this amount is 3%.

Question: Will my listing look the same as other listings on the NKMLS?
Answer: Yes. Your listing will look the same as all the other listings because you are working with a NKMLS member. No one will know you are utilizing a different approach to saving yourself money.

Question: What telephone number will be on my listing?
Answer: All agents, with prospective buyers, will be given two phone numbers to make contact. Your phone number will be the primary contact number. Steve Sander Real Estate's phone number will be the second contact number so someone will always be available to potential buyers to answer questions about your home!

Question: What is a lockbox and why should I use one?
Answer: A lock box is a secure device, containing a key to your home which is placed on your front door (or similar location) to allow agents access to your home for showing. Lock boxes have been the industry standard for 30+ years. Why use one? Agents are accustomed to viewing homes with access by lock box without the homeowner present. This allows buyers to comfortably view your home without feeling like they are imposing on your time. Why is it best if you are not present? Buyers will be able to freely talk about their likes and dislikes. Agents will not show your home without first making an appointment with you even if you have a lock box.

The "Supra Box" is a new type of lockbox that has a computer chip that records contact info from anyone accessing it. The information from the box can be accessed daily to track showings.


Question: Do I need to come to your office to fill out paper work?
Answer: No. We will come to you. Our approach is to make this process as convenient as possible for our clients.

Question: How do photos of my house get attached to the listing?
Answer: You have the option of providing six photos which can be e-mailed them to us, or we can perform this service for you. If you choose to take the photos yourself you will need to use a digital camera and e-mail the photos to us, and we will attach the photos to your listing in the NKMLS. When selecting your photo(s) keep in mind that having a current photo is very important, especially in seasonal areas.

Question: Who do I call with questions or problems?
Answer: Us, Steve Sander Real Estate. We are available to answer any questions you may have about the process of selling your home.

Question: Will agents with buyers refuse to show my home if it is a flat fee listing?
Answer: No. Agents want to find a home that meets their buyers' needs as quickly as possible, as long as they get paid a competitive commission for introducing the Buyer. It would be unethical for an agent to refuse to show a home that pays them a commission and meets their buyers' needs. The NKMLS listing does not tell them how much you are paying to list your home, only what you are offering to pay the agent who brings the buyer, consequently the other agents will not know how much money you are saving.
